Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

DuraFlex Crown Repair: The Hagerstown Owner’s Guide

DuraFlex crown repair in Hagerstown typically runs between $425 and $950 installed, depending on how much of the original crown is still sound and whether we’re rebuilding the whole thing or sealing and resurfacing what’s there. We stock DuraFlex-compatible crown materials on the truck, so most jobs happen same day once we’ve put eyes on it. How you usually find out the crown has failed: you see a hairline crack from the yard, you notice water staining on the ceiling near the chimney chase, or you pull the cap off in spring and find spalled concrete sitting in the flue like gravel.

A crown is the concrete or mortar slab that caps the top of your chimney and keeps water out of the chase. When it cracks, water gets behind the flue tile, freezes, and starts tearing things apart from the inside. In Hagerstown, where we get real freeze-thaw cycles from November through March, a crown crack that’s ignored for two winters becomes a crown replacement by the third.

Which DuraFlex Models This Applies To

The crown itself isn’t a DuraFlex part in the way a liner or a cap is. What we’re doing when we do a “DuraFlex crown repair” is rebuilding or resurfacing the crown so it works with your existing DuraFlex liner system (most commonly the 316L stainless steel smooth-wall or the Pro model in Hagerstown homes). The connection point is where the liner passes through the crown and meets the top plate and storm collar. That’s where water gets in if the crown isn’t pitched right or the sealant has dried out.

What you’ll want to check before calling: the tag on your liner kit if it’s still legible, or measure the outside diameter of the liner sticking up past the crown. DuraFlex liners in this area typically run 5.5-inch, 6-inch, or 7-inch for wood stoves and fireplaces, and the crown repair has to be sized so the storm collar has something clean to bite onto. We use a polyurethane crown coat and a proper expansion joint when we resurface, because a rigid mortar crown over a flex liner will crack again the first time the liner shifts from heat expansion. That’s the compatibility gotcha most people miss.

Signs Your DuraFlex Crown Repair Is Failing

  • Hairline cracks across the crown surface. This is the first stage. Water sits in the crack, freezes overnight, and widens it. By spring the crack is wide enough to slide a nickel into.
  • Flaking or spalled concrete around the flue opening. The concrete is losing its binder because water has been soaking through for at least a season. This is not cosmetic; the crown is shedding.
  • Water staining on the ceiling or wall near the chimney chase. By the time you see the stain inside the house, water has been traveling down the outside of the liner for a while. It runs until it finds drywall, then it sits there.
  • Rust streaks on the DuraFlex top plate or storm collar. Standing water around the liner connection is oxidizing the metal. The liner itself is 316L stainless and will hold up, but the hardware will rust through first and loosen the collar.
  • The crown has pulled away from the flue tile or liner, leaving a gap. Differential expansion between concrete and stainless will open this gap over a few Maryland winters. Once you can see daylight between them, water has a direct path down.

Replacement Cost & What’s Included

For Hagerstown-area homes, a resurface job that leaves the existing crown structurally sound runs $425 to $550. A full tear-out and rebuild with new concrete, proper pitch, and a drip edge runs $650 to $950 depending on crown size and how much demolition the old one puts up. That’s the installed price, not just the material cost. You’re paying for the mortar and crown coat, the labor to chip out the old surface, disposal, and the time to set it so the pitch sheds water away from the liner.

What’s included on every crown job: a camera inspection of the liner and flue before we touch anything so you know the crown is actually the problem, not the liner behind it, and a written price before the first tool comes off the truck. The number you hear is the number on the invoice. Every crown rebuild carries our 90-Day Done Right Promise: if it isn’t right, one call and Wendell and his crew come back at no additional cost.

DIY or Call Us?

A homeowner can diagnose a crown problem from the ground with binoculars: look for cracks, gaps, and crumbling edges, and check for water staining around the chimney chase inside the house. But actually fixing a crown means working at height on a pitched roof, and that’s where DIY goes sideways. The crown repair itself involves chipping out old mortar, mixing and setting concrete with the right pitch, and sealing the liner connection so it holds up through a Western Maryland winter. If the pitch is wrong, water still pools and you’ve spent a weekend learning nothing.

If you don’t trust your footing on a roof, or you don’t own scaffolding, call us at (240) 534-1247. We bring the right ladder, the right sealant, and we’ll show you the before and after footage on the camera. If it does not need doing, we will tell you that first.
